The Chennai Metropolitan Development Authority (CMDA) is the authority responsible for approving building plans within the Chennai Metropolitan Area (CMA). CMDA approval is mandatory for residential, commercial, and industrial constructions to ensure compliance with zoning laws, building regulations, and safety standards.
CMDA Building Plan Approval Process

Application Submission
Submission of land ownership proof, site layout, and building plans through a licensed Surveyor, Architect, or Engineer.. - Scrutiny & Verification
Review based on Development Regulations under the Second Master Plan, zoning rules, and Floor Space Index (FSI) limits. - Site Inspection
Field inspection to verify land use, road width, and compliance with planning norms. - Approval / Modification
Approval is granted if all regulations are met; otherwise, revisions are requested. - Final Approval & PermitCMDA issues Planning Permission (PP), followed by a Building Permit from the respective local body

Timeframe & Validity
The approval process generally takes 30–90 days based on project complexity. Planning permission is valid for three years and may be extended.
